Expressions of Interest called for Parking Station at Varsity Central
With business in Varsity Central’s business precinct booming like never before, expressions of interest are now being called for a car parking station potentially earmarked for the rapidly growing commercial and retail hub.

Carl Bruhn, Varsity Lakes Senior Project Director, said the development of a stand alone podium car parking station or mixed use car park and commercial office facility was the next natural step in the continued expansion of the Varsity Central business precinct.

“Varsity Central is one of the fastest growing business hubs in South East Queensland with more than one job per day created since the start of the new millennium,” he said.

Some of Queensland’s leading companies including Minter Ellison, gotalk and IBM accommodate for several hundred jobs for business professionals in the booming South East Queensland corridor.

“The unprecedented growth of Varsity Central means the time has come for us to consider a car parking station that will ultimately best serve the needs of our commercial, educational, retail and restaurant business operators, as well our residents who continue to use these services more and more everyday,” Mr Bruhn said.

Mr Bruhn said that although Varsity Central had always maintained a much stronger parking ratio compared with that provided at Southport and Broadbeach, the proposal for more parking was a viable opportunity to respond to the area’s record growth.

“Our consultation with local business owners and customers demonstrates there is sufficient need to now trigger the development of such a facility. The flexible master plan implemented for Varsity Central allows development to respond to the needs of the community over time and support the fast growing business hub” he said.

Varsity Lakes has over $300 million in infrastructure and commercial investments currently under development, including the Queensland Government’s new $123 million transport hub and railway station confirmed for Varsity Lakes, which will only attract more business relocations to the Varsity Lakes region.

Developments currently under construction include the $40 million Bermuda Point Commercial Office Development, the $60 million Main Street Residential Tower, the $40 million second stage of Silver @ The Exchange and the $19 million Aspect which includes three levels of high demand commercial office space.

With dynamic growth opportunities and community infrastructure within a collaborative business environment, Varsity Central currently boasts approximately 40,000 sqm of commercial office space and houses approximately 4,500 employees in a diverse array of businesses.

“Varsity Lakes is likely to have over 100,000 square metres of commercial space on completion, making the community one of South-East Queensland’s most desirable commercial and residential hotspots,” Mr Bruhn said.

CB Richard Ellis Managing Director Mark Witheriff said according to Property Council Australia figures Varsity Lakes and Robina recently overtook Bundall as the second largest business district in the region.

“With the high level of growth expected to continue, the suburbs combined are poised to surpass the Gold Coast’s traditional CBD, Southport, as the area’s largest precinct.”

The Expressions of Interest campaign for a developer or car parking operator is being handled by Mark Witheriff and Kristian Dick of CB Richard Ellis and closes on Friday, 2 May 2008.

Upon completion Varsity Lakes will comprise 3,000 homes, more than 343 hectares and up to 100,000sqm of commercial space in town centre Varsity Central. It will become home to 7,800 residents and more than 4,500 employees.

Varsity Lakes is being developed by Delfin Lend Lease, Australia’s largest developer of masterplanned communities, with more then 20 communities across Australia.
