Rocky Springs Plan of Development Approved
Delfin Townsville’s Rocky Springs has received notification that its Plan of Development has been approved by Townsville City Council and all necessary State referral agencies.
Rocky Springs’ Project Director Simon Walker said the Rocky Springs Plan of Development (PoD) is a necessary planning mechanism for the development of the Rocky Springs development site.
“As the Rocky Springs site is the size of five Townsville suburbs, the PoD allows the development to be divided into smaller ‘precincts’ for master planning, to allow for flexibility to keep in line with evolving market trends and government policy,” Mr Walker said.
“Now that the PoD has been approved, Delfin Lend Lease can now proceed to lodge the first Precinct Plan to Council for approval and then construction can commence on site,” he said.
The development has a target population of 38,000 and will be developed over a 35 year timeframe and will be a comparable size to a combination of Annandale, Aitkenvale, Vincent, Gulliver and Mundingburra.
The first precinct will include childcare facilities, schools, convenience shopping, employment and a focus on getting out and about with major park facilities, a network of hike and bike trails and it’s own hill walk.
Infrastructure to be included in the Rocky Springs development will be inclusive of open space, parks, community facilities and groups, educational facilities and retail precincts.
The Rocky Springs site is an existing cattle property on the Bruce Highway, located in close proximity to the Stuart Industrial Area. It is located 15 minutes from the CBD and ten minutes from the Army Barracks, James Cook University and the Townsville Hospital.
Rocky Springs complements the Townsville Thuringowa Strategic Plan for 2026, which outlines the need to house another 56,000 people over the next 19 years.
The creation of Rocky Springs will commence in 2010 and upon completion, Rocky Springs will house more than 38,000 people with development occurring over the next 35 years. It will include a town centre, employment zones, educational and recreational facilities, and devote 20 per cent of the site to open space and community parklands.
